Built in the early 1900s for Miller Union Stockyards, this 20,000 sf one-story industrial building with a partial basement has been converted to a multi-use office and commercial space including an added 12,000 sf second story with indoor-outdoor terrace and skyline views.

Extensive stiffening and repair work was designed for the shell structure, especially at the basement level where considerable erosion previously left portions of the foundation unsupported. The existing roof framing was partially demolished to accommodate the new floor and terrace framing.

This project won an Urban Land Institute Excellence in Development Award.
