Emerson Avenue

Renovation of this 1920s craftsman-style home included additions to the first and second floors and a new 2-car attached garage on the back. The first floor additions included a new enlarged kitchen and a new interior stairway to the second floor. The second floor expanded from a 1-bedroom apartment with exterior stairs to three bedrooms, two baths, and a den. The structural design included new roof framing, new 2nd floor framing, and all new structure for the garage. The existing house foundations were greatly reinforced, more than doubling the number of foundation piers in order to shore up the existing first floor and support the new second floor loads. This design greatly increased the living space in this home, while keeping the first floor layout intact and without sacrificing curb appeal.

This home won a Renovation of the Year Award in 2013 from EarthCraft, Southface, and the Greater Atlanta Homebuilders Association.
